Landlords are legally obliged to ensure that all gas appliances and flues in their rental properties are safe for use.

This means that landlords must have a valid Gas Safety Record (GSR or CP12) in place at the start of any new tenancy. A GSR is issued by a qualified Gas Safe registered engineer, which certifies that they have checked all the gas appliances and flues on the property, and made sure they meet safety standards. The law requires landlords to have a valid GSR in place every 12 months, and if they fail to do so they could face hefty fines or even imprisonment.

Therefore it’s essential for landlords to keep up with their GSR checks, as this ensures that tenants can live safely in their homes without putting themselves at risk of gas-related accidents or fires.
