Agricultural tie

An agricultural tie or, Agricultural Occupancy Condition (AOC), is a legal restriction imposed on land and buildings to ensure the land is used for agricultural or forestry purposes. AOCs or Ag Tags are typically applied when agricultural land with residential dwellings or buildings on it is sold, leased or rented, meaning that the purchaser has to use the property for agricultural activities such as raising livestock or growing crops.

An AOC can also include conditions about keeping specific types of animals, using traditional farming methods and prohibiting certain types of development on the land.

The presence of an agricultural tie can affect your ability to obtain a rural mortgage or smallholding mortgage, and specialist mortgage advice will be needed to approach the right lenders.
