A conveyancer is a qualified professional who specialises in the legal aspects of buying and selling property. Conveyancers are responsible for handling the legal process of transferring ownership of a property from one person to another, known as conveyancing.

Conveyancers are regulated by the Council for Licensed Conveyancers (CLC) in England and Wales, and by the Law Society of Scotland in Scotland. In Northern Ireland, conveyancers are regulated by the Department for Communities.

The conveyancing process involves a number of steps, including:

  • Reviewing the property’s title: A conveyancer will check the property’s title deeds to ensure that the seller is the legal owner of the property and that there are no legal issues that could affect the sale.
  • Carrying out searches: A conveyancer will carry out searches on the property to check for any issues that could affect the value of the property or the buyer’s ability to use it.
  • Reviewing the contract: A conveyancer will review the contract of sale, ensuring that it accurately reflects the terms of the sale and protecting the interests of their client.
  • Handling the transfer of funds: A conveyancer will handle the transfer of funds between the buyer and the seller and ensure that all necessary payments are made.
  • Registering the transfer of ownership: A conveyancer will ensure that the transfer of ownership is registered with the Land Registry.

Conveyancers can act for either the buyer or the seller, and can offer advice on a range of issues related to buying and selling property.
